Using booking data from AirBnB, AirBnB Optimal Price will allow a host to predict the trends for optimal pricing for their properties based on variables such as location, time of year and other considerations. The host will be able to manage multiple properties at different locations and be able to make adjustments to their expectations for booking, as well as what they should be charging.

How much is staying at your rental property worth? This can be a tricky number to set in 2022 with people antsy after the 2020 pandemic, the housing market rising to new highs, etc. This app is built to help hosts predict the price of their daily rate during the all seasons of the year. As people who have stayed at rentals on several occasions we take into account as much as possible when in comes to what your potential guests will look at and set an optimal price for your rental.
The application takes into account where the rental is located, what time of the year it is, how many guests can be accomidated, the property type, etc.
There are a lot of data needs we wished were in the final project, but here a few:
- Weren't able to extract how good the pictures or how many photos there were in the listing
- Historical data used was taken one day during each quarter of the year instead of sampling the year more in depth
- Not able to take into account the amount of bookings in the area already
- Instead of the host inputing their data we would ask for a url and webscrap the information ourselves
- Scrap more data to more accurately be able to predict yearly changes in prices
- Show more insights about the host's listing and ways they could improve
